Why Wealthy Buyers Are Obsessed With Trophy Properties Again

written by ellia romeiro-lourenco

Trophy properties are reawakening. Ultra-luxury real estate buyers find themselves subscribing to premiere estates that act as safe-haven capital hedges and status symbols. Motivated by rapidly increasing wealth in the tech world, extremely wealthy individuals are using these rare finite assets to preserve family legacies, diversify their portfolios and secure bespoke move-in ready estates and homes. Buyer psychology greatly factors into the reason for such premium purchases, leading to life-altering purchases that will either make headlines, or quietly trickle down through the family. Trophy Properties have buyers flocking to all ends of the world in search for a home that is more unique than the last.

Purchasing luxurious properties are seeing a resurgence, because of exclusivity. Referring to a market and consumer psychological phenomenon in which extreme scarcity and rising prices for Rolex watches make the brand an exclusive status symbol, the “Rolex Effect” is a way that the ultra-luxury market operates on extreme scarcity and status. With transactions that typically occur off market, 61% of trophy properties are purchased entirely in cash to bypass traditional mortgage lending, with trophy assets selling in a median of around 24 days.

The top acquisition markets for such luxurious abodes include the Middle East, Asia, and Europe but specifically Italy. Dubai remains the biggest single market for transactions starting and exceeding $10 million. Passion for wealth migration and tax advantages are the driving factors for such purchases in this region. With Tokyo seeing unprecedented price surges in the Trophy Property industry.

Europe has always been a hub for luxury and a place for the ultra-rich to vacation, but now it has become the “it” destination to purchase an estate. Although there are many places in the continent where lavish homes can be purchased, in recent years Italy has become extremely popular among  wealthy consumers. Italy has experienced an astronomical  increase of high-end real estate expansion, topping global UHNWI (Ultra-High-Net-Worth Individual) preferences. Milan is at the center of this expansion, specifically the Monte Napoleone region, with areas like Tuscany and the Costa Smeralda remaining as primary targets with trophy property purchases skyrocketing in recent years.

There are immense psychological attributes behind the desire to own trophy properties. The need for a grandiose exclusive, personal, and gratifying purchases are among the many reasons why wealthy individuals find themselves buying estates in the first place. The more rare and unique something is, the more desirable it becomes. Ultra-luxury buyers aren't solely seeking standard returns or square footage, rather they purchase these assets to establish their social prestige, secure their generational wealth, and sometimes are rewarded for their own major life accomplishments. The psychology of limited access influences buyers. Drawn to finite assets that are nearly impossible to recreate, wealthy buyers are influenced to purchase these luxury estates and homes because nobody else will be able to own them. Like its namesake, the “Trophy Effect” is a large factor in the psychology behind the buying process. Buyers often value higher assets because of bragging rights, rarity, and the unparalleled experience of owning such lavish land. Heightened emotions play a major role in the buying process, many buyers tell themselves that they aren't actively searching the market, however once a rare prosperity aligns with their personality, they usually act on impulse with the fear that they will miss out on such an epic-once in a lifetime find.

Trophy properties are symbols of success and opulence, oftentimes situated in irreplaceable locations, these lavish lodgings occupy geographical positions that cannot be replicated, such as the Swiss Alps, or London's Mayfair. What better way to display enormous wealth than with a mansion that will not only be passed down for generations, but to showcase to the world.
